MinRegionArea has no effect when WidthInaccuracy is small
-set WidthInaccuracy to small value (from 1 till 2)
-set MinRegionArea to huge value (e.g. 400)
-bake NavMesh
-notice that NavMesh has been backed for regions smaller than 400.
In case of bigger inaccuracy all works fine.
