Transform miscalculation when using NavMeshBuildSource with ModifierBox shape and specified Transform as TRS matrix

How to reproduce:
1. Open the user attached "NavMeshModifierBox.zip" project
2. Open the "SampleScene" Scene found in the "Scenes" folder
3. Select the "NavMeshBuild" GameObject in the Hierarchy
4. Open the Settings section of the "Nav Mesh Build" Component
5. Press the "Build" button
6. Open the Navigation Tab (Window -> AI -> Navigation)

Expected result: The GameObject "NavMeshShapeModifierBox" prevents NavMesh from generating in that position
Actual result: The GameObject is ignored and the NavMesh is generated in its position

Reproducible with: 2019.4.33f1, 2020.3.24f1, 2021.2.6f1, 2022.1.0b2
